Any loan officers out there who can help me with this? I want to buy residential rental properties in the Phoenix, AZ area with 40% down. I would prefer to do so without a PG if possible. If impossible, or significantly better terms are available with a PG, I’m open to it. Would like 30 year fixed loans (conforming loan amounts). Any feedback is appreciated.

You probably won’t find anyone who will do the loan without it being guaranteed personally unless it is a portfolio program and those are usually ARM’s and then the LLC would have to have established credit and income to be able to qualify for the loan by itself. World Savings used to do these loans. I don’t know if Wachovia is continuing with that program or not. They used to do it, but usually it required a personal guarantee.

You might check with WAMU, too.

I don’t believe that freddie and fannie will allow a property to be vested in an LLC. They certainly won’t allow the LLC to be the borrower.

What about putting the properties in a trust? That could work with agency programs although you are still the borrower and the trust would have to be approved. Just a thought.

I have been looking on the internet for residential property in the state of illinois, however, all I can find are real estate companies who want all this information before I can even view a home. Is there anywhere on the net that offers independent listings? Help as I am going bananas.

There are a lot of aggravating real estate web sites out there. You could go the www.forsalebyowner.com route, but then you will end up dealing with an owner who may or may not know anything about real estate law and you will have no one looking out for your best interests. Some of these people are okay, though. Those sites may ask info. as well.

The best route is www.realtor.com. It is a site where you can cruise around, I think, without giving information. Every home listed by realtors in the multiple listing service will be there. The addresses are usually included, too. It is up to date and no one is filtering through to make sure you see only what they want you to see.

Keep in mind that with any site that makes you sign up, you can request "no contact". If they violate this, they could get into trouble, especially if they call you and you are on a "do not call" list. The most you should get is a quick email asking you to contact them when you are ready to make a purchase.

Call your local Board of Realtors and ask them for the web site of the local mls. I know ours allows people to look at all listings without siging up for anything. You may find a realtor on one of the 2 sites who you want to contact. That realtor can keep an eye out for you without becoming intrusive. Cut them loose if they become so. None of us know instinctively how much or how little contact you want unless you let us know. I always ask. My problem is that I am so reluctant to become pushy, someone else sometimes pushes in behind me and grabs my clients!

since it is zoned commerical, more than likely that is what the loaning agency will base their loan on
the apt is essentially an income property, altho you are probably thinking of occupying it in this purchase

You can find most applicable building code information online. Try googling (your state) building code, then track down what information you need from there.

I would make flyers rather than leaving business cards on the door.

You can get more information on a flyer. I would also obtain insurance and get become bonded (both from any insurance agent). That makes you look more legit and people will hire you more often.

You might want to include some sample pricing. Such as Clean bathrooms, vacuum, dust and mop floors staring at $39.00 (or whatever price you come up with).

It is definitely worse financing. The theory is that people will stop paying every other bill before they stop paying the mortgage on the home they live in.
The down payment is almost always 20% but can be 50%. The interest rate is at least 1/2% above residential rates. It is not unusual to have the loan due in 5,7,10 years. So it never fully amortizes.
It will be a different loan broker..
