Bangalore’s Passive Residential Market
Bangalore is witnessing a slowdown in buy sell activities of residential property. Latest property trends of the city shows that the residential capital values are decreasing at certain localities. Eastern Bangalore region is facing recession in property market. Areas like Marathahalli, Airport road, Whitefield, Brookefields, Hoodi etc are seeing downfall in property rates as compared to last year. Reason cited by the local property dealer is that these areas are facing lot of traffic congestion and are commercialized. Therefore people are not interested in buying their residential property across these regions.
To reach Airport Road and Marathahalli one has to pass through several bottle neck areas with long traffic queues and congestion. Also there is construction work going on the route. The metro rail project is under construction from past one year which has resulted in traffic jam.
Another construction activity of a flyover near the old airport road causes lot of traffic jam. Thus people are not buying any residential property across these areas. Everyone wants to have home away from main city and that should have some free space and easy traffic movements. Most of the people are choosing Bangalore suburban areas for buying residential apartments and these areas are experiencing hike in property values.
As per a Brix research report Marathahalli has registered a decrease of 23% in apartment capital value while Whitefield registered decrease of 12 % in last quarter. Though lot of real estate activities is happening in Whitefield area but the residential apartment values are going down. Rental values at Marathahalli have gone down by 6% whereas at Whitefield rental values have gone down by 25% in last quarter. Similar is the case of other nearby region.
Brix research analytics team found out that there is an increasing demand of residential property at the areas which are free from traffic congestions, have good physical and social infrastructure, connectivity and availability of premium apartments. Nevertheless, localities like, CV Raman Nagar, Koramangala and Electronic City where demand is mostly driven by IT professionals are going steady.
Moreover, Bangalore residential real estate market is in passive stage and the buyers are investing smartly in property market.

Is my residential gate required by law to have a sensor that opens automatically when exiting?
Our manager only issued us one remote but we have two spots. I’ve gotten stuck so many times and I feel like if there was ever an emergency (besides asking a neighbor) there’s no way I’d be able to take out my car. Is there a law I can cite when telling my landlord the residential gate should have a sensor allowing any car to exit without a remote? I live in Los Angeles, CA. Thanks.
I’m guessing there is not. Have you tried seeing about getting a second remote?
For every dollar spent by the apartment complex, they have to either charge more for rent or service or cut corners. How important is this sensor to you?
I don’t know specific landlord/tenant laws in California or Los Angeles, but as long as a person can escape without trouble, cars are secondary. In an emergency, you have feet to exit the property.
Your Free Residential Lease Agreement Guide for Landlords
Are you looking for a free residential lease agreement for your rental property? Then learn these important landlord tips for making sure that you have an effective and iron clad rental lease. So what are the necessary ingredients for a good free residential lease agreement?
1. The Type and Duration of Your Lease
There are 2 major types of lease and your rental agreement must clearly state which type of tenancy you have: periodic tenancy or fixed term tenancy.
For residential tenants, most periodic leases will be either week to week or month or month. In general, periodic leases are preferred by landlords who want a shorter term tenancy or one that can be ended more easily
If you have a fixed term tenancy, a proper free residential lease agreement must state the exact starting and ending date. The time period of a fixed term lease is usually 6 months or more.
2. How You will Handle Your Tenant’s Security Deposit
Your residential lease agreement should clearly state how much security deposit you will be collecting. Most residential landlords will collect security deposits that is equal to 1 to 2 months of rent.
To prevent any possible protests by your tenant, your lease agreement should also state when you can deduct money from their security deposit. Common reasons for deposit deductions include non-payment of rent and repair bills for property damages.
3. How Rent is Collected and Fees for Late Rent Payments
For a landlord there is nothing more important than your rent. If you have a free residential lease agreement, make sure that your rent amount and collection method (e.g. cash, checks or online) is clearly stated on it.
If you are imposing fees for late rent payments, you have to state how much and under what conditions you will collecting it from your tenant. Most areas will restrict the maximum amount of late fees you are allowed to charge so make sure that your fees are not over limit.
4. Who will be Paying for the Different Property Expenses
While the law will usually decide who pays for some types of bills (for example the landlord has to pay for property maintenance), other expenses such as electricity, water and waste disposal bills have to be clearly stated on your written rental agreement.
5. How Your Residential Lease Agreement Can be Ended
How your lease will end depend heavily on what type of tenancy you have. If you have a periodic lease, your agreement has to clearly state how many days in advance your tenant has to inform you before leaving. The landlord tenant law in most areas requires you to give a written notice to quit at least 30 days in advance.
Your free residential lease agreement should also include the rules and regulation of your tenancy. If your tenant breaks the rules, you will be allowed to evict him according to your local landlord laws.

Buying New Homes Through Residential Mortgage Broker
Buying a home can be a daunting task. It is therefore advisable to buy new homes through residential mortgage broker. A residential mortgage broker will make it easier for you to buy your new home, by guiding you through various types of mortgages available in the market and identifying the deal most suited for you. Even you are a first-time buyer and new to the real estate industry, a residential mortgage broker will make the entire buying process a lot easier.
By virtue of their professional expertise, residential mortgage brokers have specialist knowledge of the lending market. They guide potential buyers, who need to find a mortgage to purchase a property, and educate them on the huge range of deals, interest rates and incentives available. The mortgage broker offers financial advice and recommends the most appropriate mortgage for the buyer. You would certainly feel more confident and at ease with a qualified residential mortgage by your side.
You need to know that there are three different kinds of mortgage brokers. Some mortgage brokers work in close association with specific lenders, which means they will only recommend these specific mortgages and will not give you a choice. This type of broker usually charges commission on the mortgage rather than an upfront fee. Other category brokers recommend mortgage lenders from a panel, which represents a limited section of the entire market. There are also independent brokers, who are not tied to any lenders. They recommend mortgage lenders from the whole of the market. This means they may be in a better position to offer genuinely impartial advice.
The obvious question is how do you find a mortgage broker? Ask your neighbors and the friends you know. If you think the property you are buying may be difficult to get a mortgage, ask the seller of the home if he or she can recommend a mortgage broker. If you are still having problems finding a broker, look into the ads in the press. Do not straightaway settle for the first broker you see. Fees vary, so phone a few to get the lowest price.
The next question is at what stage in buying your home you need to hire a residential mortgage broker? You have been house hunting, have spotted the perfect home and want to borrow enough money to finalize the deal. Alternatively, some buyers find it useful to have an initial consultation with a residential mortgage broker before finalizing the home so that they can have a rough idea of how much they will be able to borrow. What will happen at my first meeting with my mortgage broker?
A residential mortgage broker will assess your financial circumstances to determine how much money it is possible for you to borrow. The residential mortgage broker will ask for your credit history, income, outgoings, and seek a pile of documents to prove your affordability. Be prepared to dig out pay slips, bank statements, P60s, utility bills, passports and all other documents.
Using a residential mortgage broker can also save time and money because you will not have to run around to compare mortgage rates as the broker will do the work for you. Residential mortgage brokers are trained professionals who know which options can save you money over the life of your loan and remember that mortgage brokers work for you, so they have your best interest in mind. Mortgage brokers are also more likely to get a fast and positive result from a lender because they deal with them on a regular basis.

Residential Bridging Loans: Helping You Own That Perfect House
It is possible to buy a new home before the sale of your old one has been finalized. Such a near-miracle can be achieved with the help of residential bridging loans.
Residential bridging loans are short term secured loans that can be taken when you want to buy a house or property for residential purposes. You only need to pledge a high value asset against the loan. In most cases, people provide the new house or property they are considering to buy as collateral. But it is also possible to do the same with your existing property.
You can avail a residential bridging loan under two options. These options are based on the status of the sale of your current house:
* Closed residential bridging loans
This type is available if you have already struck a sale deal of your old house with a buyer.
* Open residential bridging loans
If you haven’t found a buyer as yet or are yet to complete the sale process, then you may opt for this form of residential loans. The interest rate might be a little higher in this case.
Since residential bridging loans are concerned with projects that require a huge amount of capital, they can really fetch you munificent loan amounts. Although the exact amount depends upon the equity value of your collateral and your requirements, these loans have the ability to provide any sum in the range up to £10, 000, 000. Regarding repayment, these loans have unique terms and conditions. You are required to pay only the interest during the repayment period which spans 12 months. You can return the principal amount after this period is completed. Many lending policies also allow early repayment as and when you complete the sale process of your existing property. In that case, you can pay off the principal along with the interest payment of that particular month and be done with it.
Residential bridging loans are beneficial because they aid you with sufficient financial backing. They are also approved swiftly so you don’t have to worry about losing out on the property/ house of your choice. However, they tend to carry high interest rate so shop for cheaper rates through a comparison of lenders’ quotes.

Is there any residential mental health treatment centers in or near texas?
I am looking for a residential treatment center for MENTAL HEALTH. Something long term for a year or longer. For adult males only. I have searched and searched and i cant find anything. I need a professional to help me. He has bipolar and scitzophrenia. Thank You.
I used to be a Deputy Sheriff here in Texas, and one of the things I did was to transport mental health patients to different facilities. Most of them were state facilities, but I recall one that I believe is a residential facility. The atmosphere was so much better than most, and the patients entered into this place freely and voluntarily. On occasion, when I would take somebody to Terrell or Rusk, they would talk of how they preferred Glen Oaks in Greenville TX.. Maybe they had been there before, or just heard of it, I don’t know. I’ve even had people tell me they wouldn’t cooperate with me unless I took them to Glen Oaks. And some didn’t, and they sure fought hard. I really hated doing that. I remember the place well. It is right off of I-30. I do not remember if they took forced committals or not. I don’t think they do, but that is up to the stipulations and the court judgment along with the place of business. You could contact them to find out. It would probably be worth it. they are owned by a company that may have more facilities closer to you, according to where you live. Any facility like this is going to be less pleasant than home, and there will be certain types of lock-downs and privileges monitored. However, Glen Oaks does allow a certain amount of smoking, which is a big issue with most patients as most of them smoke. they allow visitation and bringing clothes to loved ones. I’ve visited all of them from just east of Dallas, to Texarkana, to Tyler, to Rusk. Glen Oaks seemed to be the best. I do not remember the names, but I also remember some more relaxed atmospheres and voluntary committals in Sherman, maybe Atlanta, and Tyler, but Glen oaks is your best bet. MHMR may know of some, and probably do, but they usually deal with state facilities that I saw. More often than not, dealing with MHMR patients was problematic with violence.
