My doctor told me next time I am suicidal, that I have to go residential. I don’t want to hide my feelings. So what’s it like being residential?
You will be with other people close to your age with similar problems. You will attend group therapy sessions and likely be asked to keep a written journal of your thoughts and activities.
There will be rules to abide by. It is very possible you will be assigned a private Nurse to be with you at all times…24/7 if you are deemed suicidal.
Also if you are on suicide watch, you will not be allowed any sharp instruments like pens,pencils,combs anything you could use to harm yourself.
They will start you on medications and carefully observe the effectiveness. Best of luck.

Contact the local property tax authorities in your local body/municipal office and request them to convert it to residential to commercial. They will do it by revising the property tax. The tarrif for commercial is two times comparing residential.

Okay, what I’m trying to ask is really complicated to explain. I need to figure out where, or how to find or build a residential house on Sims 2 University. In the pamphlet it says: "The most expensive option for Sim students, residential housing lets them choose their own houses and whom they want to live with. How can I buy residential real estate in an LLC with 40% and no personal guarantee?
Any loan officers out there who can help me with this? I want to buy residential rental properties in the Phoenix, AZ area with 40% down. I would prefer to do so without a PG if possible. If impossible, or significantly better terms are available with a PG, I’m open to it. Would like 30 year fixed loans (conforming loan amounts). Any feedback is appreciated.
You probably won’t find anyone who will do the loan without it being guaranteed personally unless it is a portfolio program and those are usually ARM’s and then the LLC would have to have established credit and income to be able to qualify for the loan by itself. World Savings used to do these loans. I don’t know if Wachovia is continuing with that program or not. They used to do it, but usually it required a personal guarantee.
You might check with WAMU, too.
I don’t believe that freddie and fannie will allow a property to be vested in an LLC. They certainly won’t allow the LLC to be the borrower.
What about putting the properties in a trust? That could work with agency programs although you are still the borrower and the trust would have to be approved. Just a thought.
